Bookkeeping and Accounting
We provide full service. We will collect the rents, receive the bills, put all into Quickbooks, make the deposits, cut the checks, and then provide you with monthly reports of the financial happenings. We can also provide you with the Quickbook files so you can have them on your desktop and also have a local accountant that can prepare tax returns or audited documents if you need them.
We can field the phone calls. We have office hours Monday through Friday 8:30am to 5:30pm and have a pager in the evenings and weekends. We will field calls concerning every aspect of the property, determine the proper response, then take care of it.
Financial Analysis and Reporting
We have everything in Quickbooks and can prepare all types of reports for you. Checkbook registers, accounts payable, accounts receivable, tracking of tenant payments, budgets, vacancy charts, job costing, etc. We also have software that utilizes excel that will show profitability. Landlord’s Cash Flow Analyzer allows rents and bills to be plugged in along with debt, rent increases, etc and will show rates of return and project profitability into the future.
We have performed a dozen conversions of our own and would be happy to help you convert your property. We have a team of specialists including architect, lawyers, real estate brokers, staging professionals, and contractors that would facilitate all aspects of the coversion. It is a great way to maximize profit on a property you currently own.
Maintenance and Repairs
The heartbeat of being a landlord. We have owned and managed our own properties for over 15 years. We have hundreds of contacts in the area including plumbers, locksmiths, electricians, flooring, carpenters, and every other possible workman. We have weeded out the best and most reliable, as well as the most cost efficient. We will use these contractors for not only maintenance but for repairs that come up that need to be made quickly, efficiently, and on a budget. This is rental property of course.
Renovations and Construction Supervision
We can help renovate roofs, heating systems, attics, kitchens and more. We have many contractors that have completed small to large jobs for us. We use only the most professional and reliable contractors. They have all had references checks, are properly insured, will pull permits, and will get along with tenants.
